Buying a house as an expat

Can I, as an expat, buy a house in the Netherlands? That is a frequently asked question, and the answer is simple. Yes! As an expat, there are certainly possibilities to buy a house in the Netherlands.

We work with almost all mortgage lenders in the Netherlands and therefore always have a suitable mortgage lender for your situation.

EU passport vs. non-EU passport

There are opportunities for both EU residents and expats from outside the EU. It is important, however, that you have a valid Citizen Service Number (BSN).

What costs should you take into account?

When buying a home with a mortgage, you should take into account the following costs:

  • Purchase agent fees (optional)
  • Advisory fees
  • Notary fees
  • Appraisal fees
  • Transfer tax

Not all costs are always applicable, and the amount can vary per case. If it concerns a mortgage for owner-occupied property, the costs incurred for securing the financing for the primary residence are tax-deductible.
